1. Overview

The Ocasa Homes Refer a Friend Scheme (‘the Scheme’) rewards existing residents who successfully refer new tenants to any Ocasa Homes property. Both the referring resident (‘the Referrer’) and the new tenant (‘the Referee’) are eligible to receive a £150 rent credit applied to their third month’s rent, subject to the conditions set out in these Terms and Conditions.
By participating in the Scheme, all parties agree to be bound by these Terms and Conditions.

2. Eligibility

2.1 Referrer eligibility

To be eligible as a Referrer, you must:

• Be a current Ocasa Homes resident with an active tenancy at the time the referral form is submitted and at the time the reward is applied 
• Submit the referral form before your friend has made any contact with Ocasa Homes and before they are known to Ocasa Homes in any capacity, including as an enquiry or prospective tenant 
• Not be an employee, contractor, or agent of Ocasa Homes or any of its associated companies 

2.2 Friend eligibility

For your friend to be eligible:

• They must be a new tenant who has not previously held a tenancy with Ocasa Homes 
• They must not have had any prior contact with Ocasa Homes before the referral form was submitted — including as an enquiry, viewing request, or prospective tenant in Ocasa Homes’ systems 
• They must quote the Referrer’s name when submitting an enquiry or application to Ocasa Homes 
• They must not be a current or former resident of any Ocasa Homes property 

2.3 Tenancy takeovers 

The Scheme does not apply to tenancy takeovers. Where a friend takes over an existing Ocasa Homes tenancy — whether from the Referrer or any other resident — neither party is eligible for a reward under the Scheme. A qualifying referral must result in a new, independent tenancy with Ocasa Homes. 

3. How the Scheme Works

3.1 Making a referral

To make a valid referral, complete the Refer a Friend form providing your own details and your friend’s name, email address, and phone number. The form must be submitted before your friend makes any contact with Ocasa Homes and before they appear in Ocasa Homes’ systems in any capacity. 

Your friend must then search for available properties at ocasa.co.uk and quote your name when submitting an enquiry or application. This is how we match the referral to the form submission. 

We will not use your friend’s contact details to contact them directly. Those details are held solely for the purpose of matching the referral. 

3.2 Qualifying conditions

A referral qualifies for reward only when all of the following conditions are met:

• Your friend has entered into a new, independent tenancy agreement with Ocasa Homes and moved in 
• Your friend had no prior contact with or record in Ocasa Homes’ systems before the referral form was submitted 
• Your friend has paid their first and second month’s rent in full and on time 
• Your tenancy has remained continuously active throughout the same period 
• Neither party has served or received a notice to quit or notice to vacate during the qualifying period 
• Your friend’s account is in good standing (no rent arrears or outstanding charges) at the point the reward is applied 
• Your account is in good standing (no rent arrears or outstanding charges) at the point the reward is applied 
• The tenancy is not a takeover of an existing Ocasa Homes tenancy 

3.3 Reward

Upon successful qualification, both you and your friend will each receive a £150 credit applied directly against your respective third month’s rent. Month three rent will be reduced by £150, with only the balance due for payment. 

The rent credit will be applied by the Ocasa Homes team within 14 days of the qualifying conditions being met and verified. You will be notified by email when the credit has been applied to your account. 

The rent credit has no cash alternative, cannot be carried forward to a future rent period, and is non-transferable. 

4. Scheme Limits

There is no limit on the number of qualifying referrals a resident may make during their tenancy. Each referral is subject to the qualifying conditions set out in Section 3. 

• Each friend may only be referred once; duplicate form submissions for the same individual will not qualify 
• Self-referral is not permitted under any circumstances 

5. Scope of the Scheme

Referrals are valid for any Ocasa Homes property across the portfolio. Your friend does not need to move into your building. 

The Scheme applies to new residential tenancies only. It does not apply to tenancy takeovers, corporate lets, short-term lets, or any other tenancy type outside of Ocasa Homes’ standard residential product. 

6. Verification and Administration

All referrals are subject to verification by the Ocasa Homes marketing team. Ocasa Homes will check its systems to confirm that the friend had no prior contact or record before the referral form was submitted. A referral is valid only where: 

• A completed referral form was submitted before the friend’s first contact with Ocasa Homes 

• The friend had no prior record in Ocasa Homes’ systems at the time of form submission 

• The friend quoted the Referrer’s name at the point of enquiry or application 

• The resulting tenancy is a new, independent tenancy and not a takeover 

Ocasa Homes reserves the right to request reasonable evidence to confirm the validity of a referral, withhold or withdraw a reward where these Terms and Conditions have not been met, and withhold a reward where there are reasonable grounds to suspect abuse, fraud, or misrepresentation. The decision of Ocasa Homes regarding eligibility and reward issuance is final. 

7. Changes and Termination

Ocasa Homes reserves the right to amend, suspend, or withdraw the Scheme at any time. Where reasonably practicable, at least 14 days’ notice will be given of any material change. 

Any referrals submitted via the form prior to the date of any amendment or withdrawal will be honoured under the Terms and Conditions in force at the time of submission, provided all qualifying conditions are subsequently met. 

8. Data and Privacy

When you submit the referral form, you provide your own personal data and your friend’s name, email address, and phone number. This information is collected solely to match the referral and administer the Scheme. We will not use your friend’s details to contact them directly. 

All personal data is processed in accordance with Ocasa Homes’ Privacy Policy and applicable data protection legislation. Personal data will not be shared with third parties other than as required to administer the rent credit. 

9. General 

These Terms and Conditions are governed by the laws of England and Wales. 

The Scheme is operated by Ocasa Homes. Nothing in these Terms and Conditions affects your statutory rights as a tenant. 

If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
