WIFI USE POLICY & DISCLAIMER

1. Provision of Service

The Landlord provides access to a shared wireless internet connection (“the Service”) within your rent.

2. No Warranty

The Service is supplied on an “as is” and “as available” basis. No warranties,
conditions, or guarantees (express or implied) are provided as to:

  • reliability, or speed of the Service.
  • suitability of the Service for any purpose.
  • security of any data transmitted or received.

The Landlord shall not be liable for any loss, damage, corruption of data, or security
breach arising from the Tenant’s use of the Service.

3. Acceptable Use and Legal Compliance Water

The Tenant is solely responsible for all activity conducted via the Service using their
devices. The Tenant must not use the Service for any unlawful, infringing, harmful, or
improper purpose, including but not limited to:

  • copyright infringement (e.g., illegal downloading or file sharing)
  • accessing or distributing unlawful, harmful, or offensive material
  • harassment, fraud, or other criminal activity
  • attempting to circumvent network security or access other users’ devices
  • operating servers, hotspots, or commercial services.

Upon receipt of any legitimate complaint, notice, or request from rights holders or
authorities, the Landlord may take proportionate action, including suspension of
access and disclosure of Tenant details where legally required.

4. Security and Device Responsibility

The Tenant acknowledges that the Service is a shared network and that the Landlord
cannot guarantee the security of the connection. The Tenant connects at their own risk
and is responsible for ensuring their devices are adequately protected (e.g., antivirus,
encryption, updates). The Landlord accepts no liability for unauthorised third-party
access to Tenant devices or data.

5. Data Collection and Privacy (UK GDPR)  

To operate and secure the Service, the Landlord may process limited technical data
generated automatically by the network equipment, including:

  • device identifiers (MAC address)
  • device name
  • timestamps of connection
  • internal IP address
  • data usage volume (not content)

The Landlord does not monitor browsing history, content, or communications. Data is
processed under the lawful basis of legitimate interests for network management and
safeguarding against misuse. Data is retained for no longer than necessary and
disclosed only where legally required.

6. Indemnity

The Tenant agrees to indemnify and hold harmless the Landlord against all claims, demands, losses, liabilities, penalties, or expenses arising from the Tenant’s misuse of the Service or breach of this Policy.

7. Acknowledgement 

The Tenant confirms that they have read, understood, and agreed to the terms of this
Wi-Fi Use Policy & Disclaimer.
